Stucco is the most common exterior in Southern Utah, and it has its own painting timeline. Because stucco is porous and rigid, it cracks and absorbs moisture, and the coating that protects it breaks down under the sun. A well-prepared stucco paint job with quality coatings typically lasts 8 to 12 years in Southern Utah. That range depends on sun exposure, the condition of the surface, and the coating used. South- and west-facing walls, which get direct afternoon sun, may need attention sooner. North-facing walls often hold up longer.

Signs it's time to repaint stucco include fading and chalking — the coating comes off on your hand when you rub it, which means it's breaking down. Hairline cracks appearing more frequently is another sign; as the coating loses flexibility, it cracks instead of bridging the stucco's movement. Visible bare stucco or patches where the coating has worn through means the surface is exposed and needs attention soon.

The coating choice affects the timeline. Elastomeric coatings, which flex with the wall and bridge hairline cracks, tend to last longer than standard exterior paint on stucco because they accommodate the movement that stucco undergoes.
